Seasonal Campers Rules and Regulations
RENTAL
- The seasonal fee permits one trailer/family per site (no sublets or rentals permitted)
- One electrical outlet per site to be used or additional fees will apply
- Pets must be under control and/or leashed at all times
- Only factory-installed trailer appliances are permitted
- Rental is to the family identified on the contract (2 adults and immediate children under 17)
GUESTS
- Guests welcome only if site agreement holders are present
- Family guests - immediate family member may use trailer for limited time without site holder present (maximum 2 weekends or 1 week duration per season)
- Sign guests in and out at the store (open 24 hrs)
- Guest fees apply to overnight guests or family over 18 staying past 10:00 pm: $10/person/night
- Pool fee: $5/person. Payment in envelope in locked box upon arrival
- Residents responsible for supervision of children and guests at all times
- Guest parking at entrance
LAND USE
- Sites rented from May 20th until October 10th for sole use and enjoyment of residents
- Water supply may not be available for full rental term
- Residents responsible for site upkeep. Site must be kept neat, uncluttered and grass maintained
GENERAL
- Quiet time: 11:00 p.m. to 8:00 a.m. - Always be respectful of neighbours and park customers
- Residents responsible for supervision of children and guests at all times
- Children under 12 must be accompanied by adult while at pool
- Pets - "stoop-n-scoop" rule applies. Dispose of baggie in dumpster
- Drive slowly and watch for children
- Electricity metered at campsite, billed once a year in July. Payable upon receipt
- Check mailbox regularly for notifications and mail
ENVIRONMENT
The M.O.E. can enter the Park at any time. If not complying with proper environmental regulations, M.O.E. has right to close down the Park.
- All trailers must be equipped with grey/black water holding tanks
- No grey/black water allowed to seep into ground
- Septic lines must be hooked into sewer dump provided. Lines must be hard PVC pipes or similar
- Burning of plastics or toxic chemicals in campfires or on property is not permitted
SAFETY
- Speed limit: 10 KPH for all vehicles within park
- Open fires only in fire pit, attended by adult at all times, thoroughly extinguished by water
- No fires allowed during extreme fire rating
- All firewood must be local. Must be contained and stacked safely and neatly
- Heating only by factory-installed heating units. Electric space heaters strictly prohibited
- All trailers must have proper RV grade electrical cord. Replace if deteriorated
- Surge protector required in case of extreme thunder storms
- No firearms discharged within Park boundaries (including BB, pellet or CO2 guns)
- NO FIREWORKS
STRUCTURES
No structure may be erected without prior written approval of management.
- All Trailers must be approved by management
- Deck dimensions cannot exceed trailer length or width (excluding tip-outs). Construction costs resident responsibility
- Sheds limited to storage use only, maximum 10' by 10'
- Additional rules for "add-a-room or enclosures" - consult management
LIABILITY
- Residents must provide their own property damage and liability insurance coverage
- Oliphant Family Campground not responsible for non-campground assets
- Management not responsible for damage/injury to resident's property or person
- Camp is privately owned. Management reserves right to evict resident at any time without refund for rule violation, non-payment or threatening conduct
- No noxious, dangerous, illegal, violent, threatening, unreasonable, disturbing or offensive activities permitted
- Non-payment suspends right to remove trailer and any structures at owner's risk and cost
- Resident liable for unauthorized electrical, plumbing or sewage work and related code violations
- Resident liable for any costs from failure to obtain management approval
POOL
- Pool used at own risk, no lifeguard on duty
- No smoking, pets, or glass beverage containers in pool enclosure
- All children under 12 must be accompanied by adult or delegate 16+ in pool enclosure
- Pool for registered campers only - guests must sign in and out
GARBAGE
- Household garbage only in dumpster
- Recycling encouraged - must be rinsed, clean, placed in blue bins (aluminum and plastics only)
- NO PLASTIC BAGS
- Cardboard, glass and other garbage must be taken to Landfill site (4.8 kms away)
- Donations of returnable alcohol containers accepted in small bins
TERMS FOR SELLING TRAILER ON SITE
- 6% of sale price plus HST paid to Oliphant Family Campground
- Certified cheque from buyer held by management until 6% plus HST and outstanding fees are paid
- New campers must be approved prior to sale
- Management discretion regarding whether trailer can be sold on site (conditions about trailer age apply)
- Only trailers being sold can have "for sale" sign (1 week only)
- If sold on site, site fees included for remainder of season
- Waterfront sites no longer permitted to sell trailer on site (unless park model)
GATE FEES
- No charge for new trailers entering camp
- All new trailers must be approved prior to arrival
